Broker Price Opinion
A broker price opinion is basically the commercial equivalent of a comparative market analysis. It is NOT an appraisal, but it is an opinion of the price the subject property should be listed for on the Multiple Listing Service. It is based on market conditions, comparable sales, investment analysis, and replacement cost. It takes experience, time, and strong analytical skills to prepare a broker price opinion, and for that reason, we charge a minimum of $300 to prepare one. Usually we are hired to prepare one for the purposes of estate settlement, division of assets, or strategic planning.

We have a dog named Major. He's the hideous beast in the picture. The picture isn't modified. That's the way his face looks when he's laying on his back. He was named after the gentleman who gave me my first listing. My dog's approach to life exemplifies investment attitude. Have you ever heard the expression "A dog in the hunt doesn't know he has fleas?" That's the attitude. Major can get focused on something like a treat (the investment GOAL), and he'll knock things over, jump furniture, and yes, he'll even sit for one. He has a passion and a drive to get that treat, and nothing will get in the way. You can see the adrenalin kick in when he gets that focus.
This is the attitude that gets serious investors through the day. Is that all that it takes to successfully invest in real estate? Of course not. But when you have a tenant calling you about a broken toilet, or a leaking roof, it's that attitude that will pull you through.
